FAQ

Why Chez B?

We understand that selling a house can be daunting and sometimes stressful, and that sometimes finding an agent, or a home stager can be an added layer. It is for this very reason that we want to ensure that you as our clients know that we at Chez B will not only be by your side, but your goals will become ours and we will do whatever it takes to help you achieve them.

As an accredited professional member of the International Institute of Home Stagers, Chez B is recognised as a leader in the Industry. Our focus is to provide an outstanding Customer Service Experience with the utmost professionalism in each and every step of the styling process. Investing in further learning and education is something important to us, as we want to ensure that we are always up to date with the latest techniques and trends.

Will this be expensive?

Contrary to conventional belief, home styling and staging is affordable and can be accommodated to suit a range of budgets and needs. Please feel free to give us a call anytime, and let’s have a chat about what you’d like assistance with and we tailor and work something to suit you and your budget.

Keep in mind that effective styling can raise the property by up top 8% (that’s around $4 for every $1) while reducing the number of days it is on the market.

How long will it take for you to style the property following our consultation?

The time frame between consultation and styling day does vary depending on a number of factors such as whether or not there are renovations or works to be completed to the property prior to it being on the market or the right inventory to best highlight your home becoming available. It can be as quick as a day or two, or a longer period of 1-2 weeks if your property requires a little more preparation.

We therefore suggest that to allow for some flexibility, that if you are considering assistance to stage your home, that you do engage us with at least 2-4 weeks notice.

What happens if after our contract my home still hasn’t sold?

If your home has not sold within the 4 – 8 week period, there is an option to extend your rental period on a week by week basis.

What is home staging?

Home staging is the art of preparing and decorating a house to improve the marketability of the property, sell it quickly, and for the highest price. It can be as simple as rearranging what you already have in your home, or can involve bringing in new decorations to highlight the space’s best features and intrinsic home-like quality.

First impressions count (and there is no second chances), and in today’s ever competitive housing market, it is paramount. By presenting prospective buyers with not simply a house, but a home that they can see themselves making their own immediately, it invites connection, and connection leads to offers.

Why should I consider home staging?

As people, we are all driven to buy by our instincts and emotions.

And it is this very concept that underpins the foundation for any home styling and staging investment: to style and transform a space into one where prospective buyers not only “go through the door” but are able to form an instant emotional connection to and to invite them to see the house as their home, which will ultimately lead to better offers and a faster, more profitable sale.

When should I hire a home stager?

It should be one of the first things you do! Because home styling and staging plays a significant role in the asking price of the house; it is important to ensure that your home is looking its absolute best before you bring anyone else in.

Where will all my belongings go during home staging?

Depending on our project, we may try and incorporate your existing furniture, artwork and other decorations into the new design plan. Where your furnishings are not part of the new design concept, or you’d like to remove the furniture entirely, we can provide you with some recommendations on a small storage facility nearby or an easily accessible POD storage unit.

Can I live in the home during the sales campaign when it has been completely staged?

Absolutely. Our team will show you how you can best utilize the rented furniture and styled props so that they do not hinder you living in the home while being marketed. We will also show you how to ensure your home is market ready before each open home through styling tips.

I do not have a real estate agent yet, should I get one before I engage Chez B?

Often clients contact Chez B before they have chosen an agent as they want the time to really get their property in order before an Agent lists. We have a list of preferred Agents that we work with that we can recommend to you and we are also always happy to meet new agents that you introduce us to and have listed your property with.
